As the duty holder, if a building was built before 2000, you must check whether there is asbestos present and maintain an asbestos register.

There are two main classes of people who may need an asbestos survey – either a private individual/company or one who is deemed to be a duty holder under asbestos regulation. Furthermore under the HSG264 guidelines there are two types of asbestos survey – a management survey and a refurbishment and demolition survey.

Under the Control of Asbestos Regulations 2012 (CAR 2012) you are deemed to be a duty holder if you are responsible for the maintenance or repair of equipment; non-domestic premises or the common parts of domestic premises. As the duty holder, if a building was built before 2000, you must check whether there is asbestos present and maintain an asbestos register detailing the location, type and condition of any asbestos found. The purpose of the asbestos management survey is to assist owners and occupiers in their duty to comply with this requirement.

As the name suggests an asbestos refurbishment and demolition survey should be carried out prior to the conduct of significant building works. There is a specific requirement in CAR 2012 for all asbestos containing materials (ACM’s) to be removed as far as reasonably practicable before major refurbishment or final demolition. Removing ACM’s is also appropriate in other smaller refurbishment situations which involve structural or layout changes to buildings (eg, removal of partitions, walls, units etc).

CAS is fully insured to undertake both types of asbestos survey which are carried out in accordance with guidelines issued in the HSE publication HSG264 (Asbestos: The Survey Guide). All our surveyors are qualified to at least BOHS P402/RSPH Level 3 standards. Additionally our surveying managers are also BOHS P405 qualified with NEBOSH qualifications in Health and Safety.

Our survey reports will provide information on any asbestos identified, its condition and how it should be managed. All asbestos survey reports include an asbestos register, with photographs and a plan of the property identifying the location of the material. This will be available for easy cross-referencing offering immediate and long term recommendations.
